About Viviana Shoulders

Viviana Shoulders spent over a decade serving the public as a law enforcement officer and expanded her career as a paralegal working alongside and supporting many talented attorneys focusing on family law, civil litigation, guardianships, estate planning, probate, and real estate. An alumna of Purdue University, she has a degree in Pre-Law/Legal Studies and has upheld the law as a Texas-licensed Master Peace Officer, Peace Officer Instructor, Field Training Officer, Police Sergeant, and Investigator for over a decade. Viviana also has a background in the medical/healthcare industry, working in family medicine, rheumatology, labor and delivery, obstetrics, and gynecology fields.

 

Each career evolution has provided Viviana with unique experiences, skills, and perspectives that bring great value to her role as a professional real estate agent. As a Real Estate Agent with Mersaes Real Estate, she fuses her passion for service, experience, and skills to help homeowners, buyers, and investors buy and sell properties confidently. Viviana's experience and support to many talented veteran lawyers, including real estate counsel,  amplifies the value she brings to clients as a Real Estate Agent. Viviana has been a part of a legal team that represents and counsels owners, investors, landlords, tenants, and developers in a wide variety of complex transactions including negotiating leases with major anchor and national chain tenants; as well as acquisitions and sales, representation of developers, investors, institutions, and other privately held buyers, sellers, and lenders in the acquisition, sale, exchange, and financing of improved and unimproved real estate. Some of the representative engagements of the transactions represented by legal counsel she has been a part of include the purchase, development, financing, and leasing of a multiphase 300,000-square-foot "power" shopping center in Waxahachie, Texas; the purchase, development, financing, leasing and sale of a multiphase 350,000 square-foot "power" shopping center in Forney, TX anchored by Wal-Mart and Lowe's; and many more like Five Below, TJ Maxx, Chick-fil-A, Starbucks, to name a few.
